Jomtien Rental Prices: High Season vs. Low Season
Why the season matters
Pattaya has a clear high season (roughly November through March) and low season (the rainier months from around May to October). Jomtien's rental market moves with it -- short-stay and furnished rentals in particular see real swings in both price and availability.
High season rentals
During high season, short-term and furnished condo rentals in Jomtien get tighter and pricier, especially in popular buildings on Jomtien Beach Road. Landlords who let flexibly can often achieve better rates during these months. Tenants looking for a short-term or holiday-season let should expect to book earlier and pay a premium over the equivalent low-season rate.
Low season rentals
Low season brings more negotiating room. Availability opens up, and landlords are often more willing to discuss rate or lease-length flexibility to avoid a unit sitting empty. It's a good window for tenants planning a longer stay to secure a better long-term rate.
What this means for long-term tenants
If you're renting long-term rather than seasonally, a signed annual lease generally protects you from these swings either way -- the rate you agree at signing holds regardless of season. The seasonal effect mainly shows up in short-term and month-to-month rentals.
