Monthly vs. Yearly Condo Rentals in Jomtien: Which Makes Sense for You

Two ways to rent in Jomtien

Most condos in Jomtien are offered on one of two bases: a monthly rolling agreement, or a fixed 6 or 12-month lease. New arrivals often assume the choice comes down to budget, but in practice it has more to do with how settled you are and how much certainty you want over your living costs for the year ahead.

What a monthly rental gets you

A monthly rental gives you the freedom to leave with relatively short notice, which suits anyone still deciding which part of Jomtien they want to be based in, or how long they're staying in Thailand at all. The trade-off is cost: landlords typically charge a premium of 15-25% over the equivalent yearly rate to cover the risk of the unit sitting empty between tenants. Monthly deals are also more likely to come and go with the high season, so availability and price can shift depending on when you're looking.

What a yearly lease gets you

A 12-month lease locks in a lower monthly rate and gives both sides certainty. For the tenant, that means knowing exactly what you'll pay for the year and avoiding the risk of prices rising mid-stay. For the landlord, it means guaranteed occupancy, which is usually why they're willing to discount. The trade-off is commitment: breaking a yearly lease early can mean losing some or all of your deposit, so it only makes sense once you're confident about the building and the area.

A middle ground: 6-month leases

Six-month leases are common in Jomtien and often the most sensible option for tenants who are fairly sure they want to stay but aren't ready to commit for a full year. Rates usually sit between the monthly and 12-month price, and it's a reasonable way to lock in savings without the longer commitment.

Which suits which tenant

  • Retirees settling in long-term usually do best on a 12-month lease once they've chosen their building, since the savings add up over a year and there's little benefit to the flexibility of a monthly deal.
  • Remote workers and digital nomads unsure how long they'll be in Thailand often start on a monthly or 6-month agreement, then move to a yearly lease once they've settled on an area.
  • Families relocating for a school year typically match their lease to the school calendar, which usually points to a 12-month term.
  • First-time visitors to Jomtien are often better off on a short lease initially, even at a higher monthly cost, so they can view the area properly before committing to a full year in one building.
