A practical guide to renting a premium house in East Pattaya and Na Jomtien, grounded in East Coast Real Estate's live numbers: 633 listings at a 55,000 THB median rent in East Pattaya, 229 at 36,500 THB in Na Jomtien, and 803 houses live across the portfolio.
If you have been looking at Pattaya rentals and everything feels like a one-bedroom condo, you are looking in the wrong part of the map. Across our live portfolio of 2,585 properties — 1,465 listed for sale and 1,075 for rent — 803 are houses, and the bulk of the larger, higher-specification stock sits inland in East Pattaya or along the coast in Na Jomtien rather than in the condo towers of Jomtien and Central Pattaya.
This page is for tenants who want space, a garden and usually a private pool, and for owners of that kind of property who would rather someone else handled the day-to-day. Our core territory is Jomtien and Na Jomtien, with wider Pattaya — East Pattaya included — as our secondary area.
What the two areas actually cost
The gap between the condo market and the house market is the single most useful thing to understand before you start viewing:
- East Pattaya — 633 live listings, median rent 55,000 THB per month, median sale price 9,000,000 THB.
- Na Jomtien — 229 live listings, median rent 36,500 THB per month, median sale price 7,800,000 THB.
- Jomtien — 657 live listings, median rent 16,000 THB, median sale price 4,200,000 THB.
- Wongamat — 227 live listings, median rent 36,000 THB.
- Pratumnak and Central Pattaya — 462 and 278 live listings respectively, both at a 20,000 THB median rent.
- Naklua — 77 live listings, median rent 14,500 THB.
In other words, the East Pattaya median rent is roughly three and a half times the Jomtien median. That is not the same product priced differently — it is a different product. The Jomtien median reflects a market dominated by condos; East Pattaya's reflects detached houses and pool villas on their own plots.
East Pattaya: space, plots and pool villas
East Pattaya is the inland belt behind the beach roads, and it is where the family-sized stock lives. Across the whole portfolio we hold 454 three-bedroom, 232 four-bedroom, 83 five-bedroom and 27 six-bedroom properties, and a large share of those are houses rather than apartments.
A concrete example currently in our books: Grand Regent in East Pattaya, a four-bedroom house listed at 75,000 THB per month. That sits above the area median and gives you a sense of what the upper end of the East Pattaya house market looks like in practice.
East Pattaya is also the most active area for new stock. Of the 47 listings added in the last 30 days, 8 were in East Pattaya and 6 in Huay Yai — the two neighbouring inland areas where house supply refreshes fastest. If nothing on the current list fits, it is worth asking us again a few weeks later rather than assuming the market is static.
The trade-off is honest: you will want a car or a scooter. East Pattaya is not walkable to the beach in the way Jomtien Beach Road is.
Na Jomtien: coastal, quieter, and our home patch
Na Jomtien is the stretch south of Jomtien proper — 229 live listings, a 36,500 THB median rent, and a median sale price of 7,800,000 THB, well above Jomtien's 4,200,000 THB. It is quieter and more spread out than Jomtien, and it mixes low-density coastal condos with houses and villas.
It is also part of our core territory, so this is the area where we can talk in detail about specific streets, lease terms and what a landlord in a given project is typically willing to agree. If you want coastal living at a level above the Jomtien condo median but do not need a large plot, Na Jomtien is usually the answer — Ocean Portofino, for example, is a one-bedroom Na Jomtien condo listed at 33,000 THB per month, which shows how close the top of the coastal condo market gets to the area's house pricing.
Which houses tenants are actually looking at
Our own page data tells us where interest concentrates in this segment. The three most-visited house rental pages on the site recently were Green Field Villas 1 (42 sessions), Pattalet (38 sessions) and The Village at Horseshoe Point (34 sessions) — all house and villa stock rather than condos. Demand for this segment exists; it is simply less visible than the condo market.
How the tenancy works at this level
Premium houses are usually let on long-stay terms rather than by the week. Rents at 36,000 to 75,000 THB per month come with a different set of practical questions than a 16,000 THB condo: pool and garden maintenance, who services the air conditioning, how utility accounts are held, and what condition the property is handed over in. We check availability against each listing's live dates before confirming anything — we will not tell you a house is free for a date the owner has not actually released.
Because the stock in this bracket is smaller than the condo pool, shortlisting two or three properties and viewing them in one trip works far better than waiting for a single perfect match. Check availability or arrange a viewing and we will confirm what is genuinely open before you travel.
If you own a house in East Pattaya or Na Jomtien
A house at this level is more work to manage than a condo — there is no juristic office handling the pool, the garden or the gate. We handle both sides of a tenancy: placing a tenant, and then the ongoing day-to-day so you are not fielding maintenance calls from another country. We do not publish projected returns or promise a yield; what we will do is tell you where your property sits against the live medians above and what it realistically lets for.
If your ownership structure is part of the conversation, note that foreigners cannot own land freehold in Thailand, so house ownership is normally held through other structures — worth raising early so the tenancy paperwork matches the reality. Ask about management and we will go through it properly.
Frequently Asked Questions
What is the best area to live in Pattaya?
It depends on whether you want a condo or a house. For condo living close to the beach, Jomtien is the largest market in our portfolio at 657 live listings with a 16,000 THB median rent, and Pratumnak (462 listings, 20,000 THB median rent) is a quieter alternative. For a house with a garden and usually a pool, East Pattaya is the main option — 633 live listings at a 55,000 THB median rent. Na Jomtien, our core territory alongside Jomtien, sits between the two: coastal and low-density, with 229 live listings at a 36,500 THB median rent.
How much is the average rent in Pattaya?
There is no single figure, because the areas price very differently. From our live inventory, median monthly rents run from 14,500 THB in Naklua and 16,000 THB in Jomtien, through 20,000 THB in both Pratumnak and Central Pattaya, up to 36,000 THB in Wongamat, 36,500 THB in Na Jomtien and 55,000 THB in East Pattaya. The higher medians reflect houses and villas rather than one-bedroom condos.
Which beach is better, Pattaya or Jomtien?
Jomtien is the quieter, longer stretch and is where most of our long-stay tenants end up — it is also our core territory along with Na Jomtien further south. Central Pattaya is busier and more commercial; we hold 278 live listings there against 657 in Jomtien. If your priority is a calm beachfront with space, Jomtien and Na Jomtien tend to suit; if you want nightlife and shopping on your doorstep, Central Pattaya does.
Can I rent a house in Pattaya for 10,000 THB a month?
Not in the segment this page covers. The median rent in East Pattaya is 55,000 THB and in Na Jomtien 36,500 THB, and the lowest area median in our live data is Naklua at 14,500 THB — a figure driven by condos, not houses. If your budget is closer to 10,000–16,000 THB, a Jomtien condo is the realistic starting point rather than a detached house. Tell us your budget and we will only show you what actually exists at that level.
Why is a house in East Pattaya so much more expensive than a condo in Jomtien?
Because it is a different product on a different footprint. East Pattaya's stock is largely detached houses and pool villas on their own plots — across our portfolio we hold 454 three-bedroom, 232 four-bedroom, 83 five-bedroom and 27 six-bedroom properties. The median sale price follows the same pattern: 9,000,000 THB in East Pattaya against 4,200,000 THB in Jomtien. The trade-off is that East Pattaya is inland, so you will want your own transport.
How often does new house stock come up in East Pattaya?
Regularly. Of the 47 listings added to our books in the last 30 days, 8 were in East Pattaya and 6 in neighbouring Huay Yai — the two most active inland areas for new house supply. Because the premium house pool is smaller than the condo pool (803 houses live versus 1,693 condos), it is worth checking back with us rather than assuming the current list is all there will ever be.
