A practical guide to Pattaya real estate for renters and landlords — real monthly rents from our live Jomtien, Na Jomtien, Wongamat and East Pattaya listings, plus how management works.
Most pages about Pattaya real estate tell you the city is growing and the beaches are nice. This one tells you what our live listings are actually asking in rent this month, which areas they sit in, and what happens after you sign — because that is the part that decides whether a long stay in Pattaya works or falls apart.
East Coast Real Estate is a rental and management agency based in Jomtien and Na Jomtien, working across wider Pattaya. We place long-stay and seasonal tenants, and we manage properties on behalf of owners who do not want to be the person answering a plumber's call at 9pm.
What Pattaya rents look like right now
Below are the current asking rents on properties we have live. These are the figures on the listings themselves — not averages, not projections. Availability changes, so confirm before you plan around any of them.
- Beach Mountain 2, Jomtien — 2-bedroom condo, 10,000 THB per month (also listed for sale at 2,600,000 THB).
- Sirisa 16, East Pattaya — 3-bedroom house, 45,000 THB per month (also listed for sale at 8,000,000 THB).
- Baan Plai Haad, Wongamat — 2-bedroom condo, 45,000 THB per month (also listed for sale at 10,500,000 THB).
- Movenpick White Sand Beach, Na Jomtien — 1-bedroom condo, 60,000 THB per month.
The spread is the useful part. A two-bedroom condo in Jomtien at 10,000 THB per month and a one-bedroom in Na Jomtien at 60,000 THB per month are both "a Pattaya condo" — the difference is location, building and specification, not bedroom count. If you are budgeting a long stay, decide on the area first, then the size.
Jomtien
Our home patch and the most common landing spot for long-stay tenants. Beach Mountain 2 is the example we have live: a 2-bedroom condo at 10,000 THB per month, which is the kind of number that makes a twelve-month stay work on a modest budget.
Na Jomtien
Quieter, further down the coast, and where the higher-specification beachfront stock sits. Movenpick White Sand Beach is currently our Na Jomtien listing — a 1-bedroom condo at 60,000 THB per month.
Wongamat
North of the city. Baan Plai Haad, a 2-bedroom condo, is listed at 45,000 THB per month.
East Pattaya
Where houses replace condos for renters who need space, parking and a garden. Sirisa 16 is a 3-bedroom house at 45,000 THB per month — the same monthly figure as the two-bedroom Wongamat condo, for a very different kind of home.
Pratumnak
We currently have Hyde Park Residence 2, a 1-bedroom condo, listed for sale at 3,200,000 THB. There is no rental price on that listing at present. If you want to rent in Pratumnak, ask us — stock moves and what is on the site is not the whole picture.
For renters: what to check before you commit
- Confirm the dates. Every rent figure above is an asking price, not a statement that the unit is free on the day you want it. We will confirm the actual available-from date in writing before you pay anything.
- Ask what is included. Rent, common area fees, electricity and water are handled differently building to building. Get it itemised.
- Know who fixes things. On managed properties, that is us. On unmanaged ones, it is the owner — who may be in another country and another time zone.
- Match the area to your week. East Pattaya works if you drive. Jomtien and Na Jomtien work if you would rather not.

For landlords: handing it over properly
Several of the properties above are listed for both sale and rent — Beach Mountain 2, Sirisa 16 and Baan Plai Haad all carry a sale price and a monthly rent. That is a common position for owners in Pattaya: happy to sell at the right number, but wanting the property earning and looked after in the meantime.
That is the work we do. Tenant sourcing and vetting, check-in and check-out condition reports, rent collection, maintenance coordination, and being the local point of contact so your tenant is not emailing you abroad about an air conditioning unit.
What we will not do is quote you a return. Rental income in Pattaya depends on the building, the season, the condition of the unit and the tenant you end up with. We will talk you through what comparable properties on our books are currently asking — the figures on this page are real examples — and we will be straight about what we think yours will let for. Nothing about that is guaranteed, and anyone telling you otherwise is selling something.
Ask about management and we will look at your property specifically.
A note on ownership
Foreign buyers can hold Thai condominium units in their own name, subject to the building's foreign ownership quota. Land does not work the same way, and any structure that claims to get around that deserves independent legal advice before you sign. For most of the people we work with — long-stay renters and existing owners — this is not the deciding question. Renting is.
