Most people who search for "Pattaya property" or "real estate Pattaya" are not researching a market — they are trying to work out where they can actually live, for how long, and at what monthly cost. This page answers that with the figures from our own live listing pool rather than a general description of the city.

Where the rental stock actually is

Rental supply in Pattaya is not spread evenly, and the median rent in each area says more about the type of property there than about how expensive the area is.

Jomtien: the largest and the most affordable

Jomtien is our core territory and the single biggest area in the pool at 657 live listings, with a median rent of 16,000 THB per month — the second lowest of any area we cover, behind Naklua at 14,500 THB. That median is low because Jomtien stock is heavily condo-weighted, which is exactly what most long-stay and seasonal tenants are looking for: a serviced building, a lease you can sign for six or twelve months, and a walkable beach road.

As an example of what sits at the affordable end, Beach Mountain 2 in Jomtien is a 2-bedroom condo listed at 10,000 THB per month to rent (and 2,600,000 THB to buy). Availability changes, so check the listing before you plan around it.

Na Jomtien: fewer units, larger properties

Na Jomtien has 228 live listings and a median rent of 37,000 THB — more than double Jomtien's. It is a quieter, lower-density stretch south of Jomtien with newer beachfront buildings and larger units, so the median reflects bigger, better-specified homes rather than a premium on the same product. Movenpick White Sand Beach is a 1-bedroom condo there listed at 60,000 THB per month.

Why East Pattaya's median rent looks high

East Pattaya shows a median rent of 55,000 THB across 632 listings, which surprises people who expect inland areas to be cheaper. The reason is stock type: East Pattaya is house and villa country — gated estates with three and four bedrooms, private pools and parking, not studio condos. Sirisa 16 is representative: a 3-bedroom house listed at 45,000 THB per month (8,000,000 THB to buy). If you want a house rather than an apartment, this is where the volume is.

The property mix, in plain numbers

Across all 2,582 live listings: 1,692 condos, 802 houses, 62 land plots, 24 commercial units and 2 townhouses. Condos dominate, which matters if you are set on a townhouse — there are two in the whole pool, so treat that as a special search rather than a browse.

By bedroom count: 735 one-bedroom, 502 two-bedroom, 454 three-bedroom, 385 studio, 231 four-bedroom, 83 five-bedroom, and a long tail up to 10+ bedrooms (18 listings). A further 117 are not classified by bedroom count. Practically: one-beds and studios together account for 1,120 listings, so a single tenant or couple has the widest choice and the fastest turnaround.

Higher-spec coastal options

North of the city, Wongamat has 227 live listings at a median rent of 36,000 THB. Baan Plai Haad there is a 2-bedroom condo listed at 45,000 THB per month (10,500,000 THB to buy). Pratumnak sits between the two coasts with 462 listings at a 20,000 THB median rent — the same median as Central Pattaya, which has 278.

If you own here rather than rent

The other half of what we do is management.
