How Jomtien compares on price

The gap between Jomtien and the neighbouring markets is not marginal:

  • Na Jomtien — median rent 36,000 THB per month
  • East Pattaya — median rent 55,000 THB per month

In practical terms: Na Jomtien's median is more than double Jomtien's, and East Pattaya's is close to three and a half times. East Pattaya's figure reflects a market weighted towards houses with land and private pools rather than condo units — a different product, not just a more expensive version of the same thing.

Stock is still moving into Jomtien

Jomtien is not just the biggest pool, it is the fastest-refreshing one. Of the 47 new listings added in the last 30 days, 13 were in Jomtien — the highest share of any single location. For a tenant, that matters more than the headline count: it means new options appear regularly, and a building that had nothing available last month may have something this month.

It also means anything you see listed should be confirmed before you plan around it. Availability moves.

What the entry level looks like

A concrete example from current Jomtien stock: Beach Mountain 2, a two-bedroom condo, is listed at 10,000 THB per month — well under the 16,000 THB Jomtien median, and under a quarter of the East Pattaya median. That is the shape of the Jomtien market: two-bedroom condo space at a monthly figure that in other Pattaya locations would get you a studio or nothing at all.

  • Baan Plai Haad, Wongamat — two-bedroom condo, 45,000 THB per month

All three sit at or above three times the Jomtien median. They are the right answer for some tenants and an unnecessary spend for most.
