Most people arriving in Pattaya start their search in a condo building. If you want a garden, a private pool, three or four bedrooms and somewhere to park two cars, that search looks completely different — and it points inland and south, towards East Pattaya and Na Jomtien.
East Coast Real Estate is a rental- and management-first agency. Our core territory is Jomtien and Na Jomtien, with wider Pattaya secondary, and we handle both sides of a tenancy: tenants looking for a home, and owners handing over the day-to-day running of a property. What is live right now
Across our whole listing pool we currently have 2,582 live properties, of which 1,073 are available to rent (a listing can be marketed both for sale and for rent). By type, 802 are houses against 1,692 condos, 62 land plots, 24 commercial units and 2 townhouses — so houses are a genuinely large slice of the book, not an afterthought.
The house and villa weighting shows up clearly by area:
- East Pattaya — 632 live listings, median rent 55,000 THB per month. Our largest inland pool and the natural home of the three- and four-bedroom family house with a pool.
- Na Jomtien — 228 live listings, median rent 37,000 THB per month. Coastal, quieter, and the lower of the two medians while still sitting well above the condo-led areas.
- Huay Yai — 6 live listings, median rent 120,000 THB per month. A small, high-end pocket. Six listings is a real number, not a category: expect to be shown a handful of properties, not a shortlist of twenty.
For contrast, Jomtien itself runs 657 live listings at a 16,000 THB median rent and Pratumnak 462 live at 20,000 THB — both condo-dominated. If your budget is 15,000–20,000 THB a month, Jomtien or Pratumnak is where your money goes furthest. If you need land around the building, East Pattaya and Na Jomtien are the honest answer.
Bedrooms: what the book supports
Across the live pool we hold 454 three-bedroom, 231 four-bedroom, 83 five-bedroom, 27 six-bedroom, 14 seven-bedroom, 11 eight-bedroom, 3 nine-bedroom and 18 properties at ten bedrooms or more. That depth at three and four beds is why family-sized house requests in East Pattaya are usually straightforward to service. Above five bedrooms the market thins quickly, and a genuine six-plus-bedroom villa brief needs lead time rather than a same-week viewing list.
A live example
To put a real property against the numbers: Sirisa 16 in East Pattaya is a three-bedroom house on our books at 45,000 THB per month to rent (also listed at 8,000,000 THB for sale). That sits below the 55,000 THB East Pattaya median, which is a useful reminder that a median is a midpoint, not a floor.
Not every requirement is best solved with a house. In Na Jomtien, Movenpick White Sand Beach is a one-bedroom condo at 60,000 THB per month — more than the Na Jomtien median rent of 37,000 THB, and more than the Sirisa 16 house. Beachfront and serviced carries a premium; space inland does not. Which of those you should pay for depends entirely on how you intend to live here.
We are not going to list stock we cannot confirm. Availability, move-in dates and current rents change, so ask us to check the live position for the specific areas and bedroom counts you need before you plan a trip around viewings.
What long-stay tenants should expect
Houses and villas in these areas are typically let on longer terms than seasonal condo stays, and the practical differences matter: garden and pool maintenance, who holds responsibility for pumps and air-conditioning servicing, utility accounts in a standalone house rather than a building, and access to Sukhumvit or Motorway 7 from an inland estate. We set those points out in writing at the offer stage rather than leaving them to be discovered in month two.
If you own one of these houses
Higher rent bands come with higher-maintenance properties. A 37,000–120,000 THB per month villa has a pool, grounds and equipment that need someone local checking on them between tenancies as well as during them. That is the management side of what we do: tenant placement, then the ongoing day-to-day handling.
Two things we will not do. We will not quote you a projected yield or imply a guaranteed return — rent achieved depends on the property, the term and the market at the time of signing. And on structure: foreigners cannot own land in Thailand freehold, so if your villa sits on land, the ownership arrangement behind it needs proper legal advice from a Thai lawyer, separate from anything we advise on the tenancy or management.
