The properties below are drawn from our live rental inventory. The rent figures are the listed monthly asking rents — nothing here is an estimate or a projection.

• ILeaf Prime Jomtien — South Pattaya, 4-bedroom house, listed at ฿22,000 per month. The largest of the properties on this page and the obvious starting point if you are searching "house for rent Pattaya" for a family or a shared long-stay.
• Key Residence — Pratumnak, 1-bedroom condo, listed at ฿28,000 per month.
• Star Beach Condotel — Pratumnak, 1-bedroom condo, listed at ฿25,000 per month.

Availability changes daily and we will not quote you a move-in date we cannot confirm. Ask us to check availability on any of the above and we will come back with the current position on that specific unit.

Not currently available to rent

Two properties that often come up in the same searches are listed for sale only at present, not for rent:

• Khao Talo Townhouse — East Pattaya, 2-bedroom townhouse, listed for sale at ฿2,900,000. No rental price is listed.
• Siam Oriental Garden2 — Pratumnak, 1-bedroom condo, listed for sale at ฿1,680,000. No rental price is listed.

If you want something in either of those buildings or streets on a rental basis, tell us and we will look through the wider rental book rather than guess at what an owner might accept.

The areas we cover

Jomtien and Na Jomtien

Our core patch and where most of our management work sits. This is where long-stay tenants tend to land: quieter than central Pattaya, walkable beachfront, and a mix of houses and condo stock.

Pratumnak

The hill between Jomtien and central Pattaya. Both of the one-bedroom condos listed above — Key Residence at ฿28,000 and Star Beach Condotel at ฿25,000 — are Pratumnak addresses, which gives a fair indication of where furnished one-bed rents in this pocket currently sit on our books.

South and East Pattaya

Where the house and townhouse stock concentrates. ILeaf Prime Jomtien in South Pattaya is a 4-bedroom house at ฿22,000 per month — worth comparing against Pratumnak condo rents if space matters more to you than being a few minutes from the beach.

How renting through a managed agency works here

The difference between a listing site and a managed portfolio is what happens after you sign. On properties we manage, we handle the handover, the inventory check, deposit terms and the maintenance route, so there is a named point of contact rather than a landlord who may be overseas. When you enquire, tell us:

• Your intended arrival date and length of stay — monthly, seasonal or twelve months plus. Rents in Pattaya usually move with contract length.
• Bedrooms needed and whether you want a house, condo, villa or townhouse.
• Whether you need parking, a pet clause, or a work-from-home setup.

We will only send you properties that are genuinely available for your dates. If the unit you asked about is let, we will say so and offer the nearest equivalent from the 1,070 rentals currently live.

Owners: handing the property over
