The pattern worth reading: East Pattaya has the highest median rent at 55,000 THB and is where much of the standalone-house stock sits, because that is where the villages with gardens and private pools were built. Jomtien, at a 16,000 THB median, and Naklua at 14,500 THB, are the lower-median areas — largely because their inventory is condo-heavy. So the honest version of the advice is: if you want a house with land around it, budget closer to the East Pattaya end; if you want the lowest monthly number, Jomtien and Naklua will get you there but usually in a condo.

Long-stay versus seasonal
We handle both. Long-stay tenants generally get the better monthly rate and more say over the property; seasonal renters pay a premium for flexibility and are competing for the same limited house stock during high season.
