Renting

Can I sublet my rented condo in Jomtien, or list it on Airbnb myself?

Short answer: Whether tenants renting long-term in Jomtien can sublet their unit or list it on short-term platforms, and what the lease typically requires.

Generally, no -- not without your landlord's permission. Most standard leases in Jomtien either prohibit subletting outright or require written landlord consent before you rent the unit out to someone else, and this applies whether it's a long-term sublet or a short-term listing on a platform like Airbnb.

There are a few practical reasons for this beyond the lease terms themselves. Many condo buildings in Jomtien have their own house rules restricting or banning short-term rentals entirely, regardless of what your personal lease says, and a landlord who's unaware you're subletting can end up in breach of those building rules through no fault of their own. Subletting without permission can also be grounds for the landlord to terminate your lease.

If you're planning to be away for an extended period and want to offset the rent, the better approach is to raise it with your landlord directly -- some are open to a temporary arrangement if asked, particularly for a fixed period with a known return date. We can help facilitate that conversation if you rented through us.
