Renting a House vs. a Condo in Jomtien: Pros, Cons and Price Differences

Two very different ways to live in Jomtien

Most tenants in Jomtien default to condos simply because there are more of them listed, but standalone houses and townhouses are widely available too, particularly a little further back from the beach road. The right choice depends more on lifestyle and budget than on which is objectively "better."

Price: condos usually win on a like-for-like basis

A condo in Jomtien generally rents for less than a house with comparable living space, mainly because houses come with land and don't share a building's economies of scale. That said, the gap narrows for smaller houses and townhouses in the sois off Sukhumvit or further from the beach, some of which rent for close to what a mid-range condo costs.

Space and privacy favour houses

Houses typically offer more usable space, a private garden or yard, and no shared walls, which matters to families, pet owners, or anyone who values privacy over convenience. Condos, by contrast, are more compact but come with shared facilities -- pools, gyms, sometimes co-working spaces -- that a standalone house rental usually doesn't include.

Maintenance responsibility differs

In a condo, the building's juristic office handles structural maintenance, common-area upkeep, and often security, so tenants deal with very little beyond their own unit. In a rented house, more responsibility typically falls on the tenant or landlord directly -- garden upkeep, pest control, and repairs that a condo's building management would otherwise absorb. It's worth clarifying in the lease exactly who's responsible for what before signing.

Location and commute trade-offs

Condos in Jomtien are concentrated close to the beach road and Second Road, putting most tenants within walking distance of the sea, restaurants, and transport. Houses are more often set back in residential sois, which usually means a quieter, more spread-out setting but a longer walk or short drive to the beach and main amenities.

Security and community

Condo buildings generally offer keycard access, CCTV, and on-site staff as standard, which appeals to tenants who want passive security without arranging it themselves. Houses can be equally secure, but it's usually something the tenant needs to set up -- gates, cameras, an alarm -- rather than something that comes built in.
