Renewing Your Lease in Jomtien: What to Negotiate and When to Walk Away

Renewal isn't automatic, but it's usually straightforward

Most landlords in Jomtien would rather renew with a tenant who pays on time and looks after the unit than go through the cost and hassle of finding someone new. That gives you more room to negotiate at renewal than you might expect, especially if you've been a reliable tenant for a year or more.

What's realistically negotiable

Rent increases are the most common point of discussion. A modest increase, in line with the building and area generally, is normal and usually not worth pushing back on. A larger jump is worth questioning, particularly if you can point to comparable units in the same building renting for less. Lease length is also negotiable -- if you originally signed for 12 months and want to move to a 6-month or rolling arrangement (or vice versa), most landlords will consider it rather than lose a known tenant. Minor maintenance issues that have been outstanding are also worth raising before you resign, since a landlord keen to keep you is more likely to act on them at renewal time than mid-lease.

What's usually not worth negotiating

Trying to negotiate the deposit down, or asking a landlord to absorb a large planned increase in common-area fees, tends to go nowhere -- these aren't really the landlord's decision to make. It's also not worth pushing hard on rent in a building where demand is clearly strong and units let quickly, since the landlord has less incentive to compromise.

When it's time to walk away instead

If the proposed increase is well above what comparable units are renting for, if maintenance requests have gone unaddressed for months, or if the building itself has started to feel poorly managed (unfunded common areas, slow response from the juristic office), renewing often isn't worth it even at a similar price. Moving has real costs and hassle, but staying in a building that's declining or with a landlord who won't budge on legitimate issues usually costs more in the long run.
