Renting Under 20,000 THB a Month in Jomtien and Naklua: What the Budget Bracket Actually Looks Like
Most people shopping for a long-stay rental in Pattaya don't start with an area. They start with a number — what they can commit to every month for six months or a year. That's a perfectly sensible way to shop, and it's not how most property sites are built. So here is the budget end of our own live stock, described honestly.
The bracket exists, and it's large
Across 2,582 live listings on East Coast Real Estate, 1,073 are listed for rent. By bedroom count, studios account for 385 listings and one-bedrooms for 735 — 1,120 units, or roughly 43% of everything we have live. Condos dominate that picture: 1,692 of our 2,582 listings are condos, against 802 houses, 62 land plots, 24 commercial units and just 2 townhouses.
In other words, if you're a long-stay tenant looking at the affordable end of the market, you are looking mainly at condos, and mainly at studios and one-bedrooms. That's not a limitation to work around — it's the shape of the Pattaya rental market.
Where the sub-20,000 THB money goes furthest
Median rents in our live data vary sharply by area, and this is the single most useful thing a budget-led renter can know before viewing anything:
- Naklua — 77 live listings, median rent 14,500 THB
- Jomtien — 657 live listings, median rent 16,000 THB
- Pratumnak — 462 live listings, median rent 20,000 THB
- Central Pattaya — 278 live listings, median rent 20,000 THB
- Wongamat — 227 live listings, median rent 36,000 THB
- Na Jomtien — 228 live listings, median rent 37,000 THB
- East Pattaya — 632 live listings, median rent 55,000 THB
- Huay Yai — 6 live listings, median rent 120,000 THB
The practical takeaway: a budget under 20,000 THB per month puts Naklua, Jomtien, Pratumnak and Central Pattaya in play at or below the median, while Wongamat, Na Jomtien, East Pattaya and Huay Yai sit well above it. Jomtien is where volume and price meet — 657 live listings at a 16,000 THB median is by far the deepest pool in this bracket, which matters because depth is what gives you real choice on a viewing day rather than one "take it or leave it" unit.
Naklua is the cheapest median at 14,500 THB, but with only 77 live listings it's a much thinner market. Expect to move faster there when something suitable appears.
Two real examples from the extremes
To show the spread rather than describe it in the abstract, here are two live listings from our own pool:
- Beach Mountain 2, Jomtien — a 2-bedroom condo listed at 10,000 THB per month, below the Jomtien median of 16,000 THB. Proof that the budget bracket isn't automatically a studio.
- Movenpick White Sand Beach, Na Jomtien — a 1-bedroom condo listed at 60,000 THB per month. Same bedroom count, entirely different bracket. Bedroom count alone tells you very little about price here; area and building do the heavy lifting.

How to shop this bracket properly
A few things worth deciding before you enquire, because they narrow 1,120 listings down fast:
- Lease length. Long-stay and seasonal pricing behave differently. Tell us the months you want, not just the budget.
- Studio or one-bedroom. With 385 studios and 735 one-bedrooms live, you have more one-bed options than studio options — the studio pool is roughly half the size, so being flexible widens your shortlist considerably.
- Area first or price first. If price is fixed, lead with Jomtien and Naklua. If area is fixed and it's Na Jomtien or Wongamat, expect to sit above 20,000 THB based on those medians.
- What's included. Rent figures in listings are rent. Utilities, internet and any building fees are confirmed per unit, not assumed.
If you're an owner with a studio or one-bedroom
The flip side of a 1,120-unit bracket is competition. Jomtien alone has 657 live listings, and a unit sitting unlet in a 16,000 THB median market is usually a positioning or handling problem rather than a demand problem. On availability alone, the one-bedroom pool is bigger: 735 live one-bedroom listings against 385 studios, out of 2,582 total live listings. If you're flexible between the two, your shortlist roughly triples in size.
