Furnished vs. Unfurnished Condo Rentals in Jomtien: Which Costs Less Long-Term
The choice most tenants face
Almost every condo listed for rent in Jomtien is either fully furnished or completely bare, with very little in between. Which one costs less depends less on the sticker price and more on how long you're planning to stay.
Furnished: higher rent, lower upfront cost
A furnished unit typically comes with a bed, sofa, dining table, wardrobe, and basic kitchen appliances -- sometimes down to cookware and bedding. Rent for a furnished condo usually runs 10-20% higher than an equivalent unfurnished unit in the same building. The advantage is upfront cost: you can move in with a suitcase and start paying rent immediately, with no furniture to buy, ship, or sell later.
Unfurnished: lower rent, real setup cost
An unfurnished condo in Jomtien is often genuinely empty -- no furniture, sometimes no light fixtures or curtains either, depending on the building. Rent is lower, but furnishing even a modest one-bedroom from scratch typically costs 40,000-80,000 baht if bought new, less if you buy secondhand through local Facebook groups, which is common practice among long-term expats in the area.
Where the breakeven point sits
For a stay of 6 months or less, furnished is almost always cheaper overall once you account for setup and resale costs. Past the 12-month mark, unfurnished starts to make more financial sense, since the rent saving eventually outweighs what you spent furnishing it -- and you can usually resell furniture for a reasonable share of what you paid when you eventually move out. Between 6 and 12 months, the two options tend to land close to each other, so the decision often comes down to preference rather than cost.
Other things to weigh in
Furnished units are easier to leave on short notice, which matters if your plans in Thailand aren't fixed. Unfurnished units give you more control over the space and let you choose furniture that actually suits how you live, rather than whatever the landlord picked. Some landlords will also negotiate a partly furnished arrangement -- keeping the air conditioning, water heater and kitchen fixtures while leaving furniture out -- which is worth asking about if neither fully furnished nor fully bare feels right.
